As the market 'cools' what does that mean to buyers and sellers. Basically, there are more homes on the market than in the past two years and the number of buyers out there have slowed a bit. It is still a very strong market as the Days On Market are still relatively low, but the days of having an expectation of selling your home in the first weekend with multiple offers appear to be over. If you are a buyer, this helps a bit, competing with 10 other buyers for the same home was difficult and you shouldn't expect to run in to that at this point. This doesn't mean we are going backwards, the overall statistics suggest we are returning to an equilibrium. Most economist will tell you a six month inventory is a true equilibrium in Real Estate, and the DFW market is currentl about 2 to 3 month inventory for most communities. This is still a strong market, but simply doesn't feel that way to the sellers that listed their home this Spring.
